Mobile Loan Signing Agent in Citrus & Marion County

Purchases, refinances, HELOCs, reverse mortgages and seller packages, presented properly, signed in the right places, and back to your title company or lender on schedule. I sign at your kitchen table, your office, or wherever the borrower actually is.

Signings I handle

Borrowers, sellers, lenders and title companies all get the same thing: a calm appointment that ends with a complete package.

Purchase Closings

Buyer and seller packages, including split signings when the parties are in different places or different counties.

Refinances

Full refinance packages with the right-of-rescission dates explained clearly and dated correctly.

HELOCs & Home Equity

Home equity lines and second mortgages, including the shorter packages lenders often send same-day.

Reverse Mortgages

Unhurried appointments for reverse mortgage packages, where patience matters more than speed.

Seller-Only Packages

Deeds, affidavits and closing statements when only the seller needs a notary.

Commercial & Investor

Investment property, LLC-held and commercial signings with entity documentation in hand.

Why title companies keep the same signing agent

A loan package is a hundred-plus pages with maybe a dozen places that will kill the funding if they are wrong: a missed initial, a mis-dated right of rescission, a name signed the short way when the lender needed it exactly as printed. Fixing any of those after the fact costs everyone a day at minimum.

I treat the package as the deliverable, not the appointment. I confirm receipt and print instructions ahead of time, walk the borrower through each document without crossing into legal advice, check the whole package before I leave the table, and get the scan-back or the drop done when I said I would.

I am also local, which matters more than it sounds. A signing agent driving in from two counties over is the one who calls at 4:50pm to say traffic happened. I live in the service area and can usually take a same-day assignment.

For title & escrow teams

Working an urgent file? Call and I will tell you straight away whether I can cover it.

How it works

Three steps, no office visit, no waiting room.

STEP ONE

Call or send the form

Tell me what needs notarizing and roughly when. You will get a straight answer on timing and cost before anyone commits.
STEP TWO

I come to you

Home, office, hospital, coffee shop, jobsite: anywhere in Citrus or Marion County, and often well beyond it.
STEP THREE

Signed, sealed, done

Bring a valid photo ID and leave the document unsigned. Most appointments are finished in fifteen minutes.

Other things I handle

One notary, one phone number, whatever the document turns out to be.

General Notarization

Affidavits, powers of attorney, bills of sale, consent forms and the rest of the everyday paperwork that needs a seal.

Apostille & Authentication

Documents headed overseas, notarized correctly the first time so the state does not reject them.

Hospital & Bedside Visits

Urgent signings at hospitals, rehab, assisted living and hospice, including nights and weekends.

Wedding Ceremonies

Florida notaries can solemnize marriage. Small, warm ceremonies wherever you want to hold them.

Questions people ask before they call

If yours is not here, call and ask. There is no charge for a question.

Are you a certified signing agent?

I am a commissioned and bonded Florida notary public and I handle loan signings as a core part of my practice. For background-check and certification documentation your title company needs on file, call and I will send it over.

Can you take a same-day or after-hours signing?

Frequently, yes. Evenings and weekends are normal here, and last-minute assignments are a large share of the work. The phone is answered around the clock.

Who prints the documents?

Either way works. I can print the package to your specifications, or you can send it directly to the borrower. Just say which when you assign the file.

What does the borrower need to have ready?

A valid, unexpired government photo ID for every person signing, and everyone available at the same time. If the ID name differs from the loan documents, flag it before the appointment rather than at the table.

Can you explain the loan terms to the borrower?

I can identify each document and point to where the numbers live: the rate, the payment, the fees. I cannot interpret terms or advise whether to sign, because a notary is not an attorney and may not give legal advice. Questions of that kind go back to the lender or the closing attorney.

How quickly do documents get back?

Scan-backs the same evening in nearly every case, and drops made at the time agreed. If anything is going to slip, you hear it from me first.
